Seattle-area housing market sees inventory surge amid uncertainty over tariffs, immigration
A flood of new listings came to the Seattle region's housing market in January as homebuilders faced major shifts in federal trade and immigration policies.
Across the four-county region, the total active single-family listings rocketed 43% year over year to nearly 4,150, according to data the Northwest Multiple Listing Service released Wednesday. The surge varied from 7% in Kitsap County to 78% in Snohomish County.
It remains a seller's market, but sellers face more pressure as buyers have substantially more choices, says Jeff Tucker, Windermere Real Estate's principal economist.
Median sales prices were almost unchanged in King and Kitsap counties, coming in at $855,000 and $549,257, respectively. In Seattle, the median price fell just over 1% to $857,500, while the Eastside was an outlier, with a nearly 17% annual rise to $1.7 million. Prices in Pierce and Snohomish counties both rose 5.5% to $569,950 and $770,000, respectively.
