well, wish me luck.

contractor scheduled to arrive today to start work on a stalled rehab of one of my rentals.
this apt has been empty for TWO YEARS. the other has been empty for a year, but at least it's done and on the market.

i cant believe how hard it has been to find a contractor. such a drawn out process, so much bullshit, while i sit here and bleed money.
i'm a total mess at this point. both my physical and mental health have been in the shitter. i've lost all faith in my ability to handle anything. feel like i've aged a decade in these 2 yrs.

but i'll have to buck up for a couple weeks at least.
i got a good price, so that helps, even if there are overruns. and it will still be a process to find tenants. both are 4 br, and the market for that is mostly in subsidized housing. when we're done, i'll start the process of signing up. from the nibbles i've had so far on the 1st flr, i will have my pick.

i'm just hoping that getting the work done lifts enough of this weight that i can find my mojo again.

I found out the hard way that lying and not showing up were standard operating procedures for these guys. I'll never buy another house again.

4. Rental business.... in many cases, not a good idea unless you have a large number of units to absorb

loss of rental income such as the case with your property.

I had similar experiences when I took over my mother's 2 units after she went into dementia/assisted living.

Nightmare after nightmare..... calls because sewage backed up from the basement into the first floor apartment. Evictions. One tenant was evicted and his family did $19,100. of damage to the house because they were pissed. The insurance company paid for the rehab and sued the tenant, got a judgement and garnished his wages. But still, I lost income for 8 months.

I was lucky in that the mortgage had been paid off years ago so she/I was only responsible for property tax.


I encourage you to consider selling after the rehab is completed instead of renting.
