Well, damn! I just found out that my property was

re-zoned from agricultural to residential back in 2007! Fortunately, we're grandfathered in , but I didn't realize this had happened. There was a huge kerfluffle around then, and I thought the attempt to rezone had been put down. Apparently, someone very quietly pushed this through.

I suspect you have some acreage.

If so, and you sell it or bequeath it to someone, they can chop it up and put a whack of houses in there.

Don't know where you live, but up here in Ontario we can "protect" the land, regardless of the zoning by making arrangements with our Ministry of Environment, Natural Resources and so on to preserve the land as is - ergo - no further development allowed if you sell, or upon your passing away.

I have friends up here with 400 acres - live totally solar, always have on that property. They have already made arrangements with the Province to preserve the land as is.

Another thing they stipulated, no hydro ever goes on the property, and not one single structure to be built, no logging etc.

They have a narrow lane-way going through trees 50 feet high - when a sapling creeps over into their lane-way, they won't snip it - they tie it back so it will grow the other way.

Also - the Province gives them a tax credit against local taxes.

But that is not their motive.

They want to protect the land,

and its wildlife.

4. Oh, protecting it for sure - it's 60 acres

of red pine in transition to oak, maple and walnut with a small creek- home to deer, coyote, fox, grouse, turkey, owls, bats and assorted other birds.

If none of my kids want the place, there's a Mormon family just up the road which has expressed an interest. They hunt the place now, so i trust them to preserve it.
